J. Philip Faranda is broker and owner of J. Philip Real Estate in Briarcliff Manor, NY which he founded in 2005. The firm is one of the premier independent boutique brokerages in Westchester County, serving all of Westchester as well as nearby Rockland, Putnam and Dutchess Counties. There are over 80 licensees with the company, which has grown throughout this challenging market period to three offices and over $100 million in closed sales in 2016.
Philip has appeared on ABC World News, and been a source for MSNBC On the Money, The New York Times, the NY Post, Associated Press, Gannett, AOL, The Real Deal, 1010Wins.com, Smart Money, MSN Money and various other media outlets. An industry veteran since 1996, he is one of the top-selling broker agents for transaction totals in Westchester County since 2007 (ranking in the top 10 out of over 7000 members), and was 2014 President of the Hudson Gateway Multiple Listing Service. He is a delegate to the New York State Association of Realtors, and the author of the widely read Westchester Real Estate Blog and New York Short Sale Blog.
In 2012 Phil was one of 20 agents selected to Zillow’s Agent Advisory Board. He was a national finalist for Inman Innovator of the Year in 2013 and was selected to the Inman Real Estate Influencer list for 2017.
Phil lives in Briarcliff Manor, NY with his 4 children.
Certified Distressed Property Expert
In addition to a stellar sales record, a high closing ratio of short sales, and many other accomplishments, Phil is a Certified Distressed Property Expert (CDPE). Never satisfied with minimum requirements for the designation, he remains plugged in to the community to stay on the cutting edge of changes in the industry, updates and revisions of legislation, and other trends which can make the difference between getting an approval or a denial, or getting a waiver of deficiency instead of a promissory note as a condition of a successful short sale.
Very few broker-owners, let alone rank and file agents, are this plugged in and active to the resources needed to aid their clients in getting a fresh start and moving on with their lives. His involvement involves frequent conference calls, news briefs, access to legislative updates, contact numbers for resources around the USA, and many other crucial tools.
Areas We Serve
The company primarily serves the “bedroom counties” of New York City, such as Westchester, Putnam, Rockland and Dutchess Counties. For short sales, that area expands. The company and its affiliates serve the entire New York Metropolitan area, Long Island, the Boros, the Hudson Valley, and Western Connecticut. The affiliate network, an arrangement the firm holds equity in, leverages technology and networking, to extend our reach upstate to western New York, including, but limited to Albany, Binghamton, Syracuse, Rochester and Buffalo. We can do a successful short sale in Buffalo as easily and smoothly as a short sale in the Bronx, White Plains or Danbury, CT.
About This Blog
This is a web journal that centers on short sales, which have become prevalent in today’s real estate market.
A “short sale” occurs when a bank accepts a lower price than the mortgage balance, allowing distressed homeowners to sell their home and satisfy the debt with no future obligation or deficiency judgment.
J. Philip Real Estate specializes in these transactions, often brokering several per month. Faranda’s first short sale was in the late 90’s.
The intention with this journal is to explore the practice, share success stories, and to brazenly promote the firm as your first choice and best option if you are facing the need for this difficult transaction type. If you are not in the Metropolitan market area (Westchester, NYC, Long Island, Hudson Valley) but are in need of an agent who specializes in short sales, you can be referred to a specialist in our network who works your marketplace.
